You don't have to be a first-time buyer to qualify. The program offers down payment assistance, which can be used toward your down payment and closing costs. And if you are a teacher, police officer, firefighter, EMS professional, corrections officer, veteran, or another eligible Texas Hero profession, you may qualify for the Homes for Texas Heroes Home Loan Program, which offers similar down payment assistance and mortgage benefits specifically for eligible professionals.

The important thing is that there may be assistance available even if saving enough money for the down payment and closing costs has been holding you back from buying a home.

The TSAHC website will tell you that you need to work with a registered Realtor and an approved or registered lender for these programs. So, you don't have to worry about that part — you already have that covered with me.

MORE THAN ONE WAY TO HELP WITH THE COSTS

When the time comes to look for your home, we can also consider negotiating seller concessions when appropriate and allowed.

For example, if you qualify for 5% down payment assistance and we can negotiate another 5% from the seller toward your closing costs, that could help cover a large portion of the money you need to buy the home.

In some situations, this could greatly reduce the amount of money you need to bring out of your own pocket. The amount you can receive and how it can be used will depend on the program, loan, home price, and transaction.
